Rates, availability, restrictions, and AI pricing
Four models: Standard (single price per room), Occupancy-Based Pricing (different price per occupancy level), Rate-Level Occupancy (derived from a base occupancy), and Length-of-Stay (price varies by number of nights).
You can set minimum stay, maximum stay, stop sell, closed to arrival, closed to departure, and advance booking limits. Restrictions apply per room type, per channel, per date, with optional day-of-week patterns.
A threshold you set per room type. When available inventory drops to this number, a stop-sell is automatically triggered on OTA channels. This keeps your last rooms available for walk-ins or direct bookings at full rate.
The Revenue Agent runs a daily pricing loop: it forecasts demand using ML models, scans competitor rates, checks local events, and proposes rate adjustments with plain-language reasoning. You approve with one tap.
Yes. Update rates for multiple room types, rate plans, and date ranges in one operation. Apply day-of-week patterns for weekend pricing. Changes push to all channels asynchronously.
Every rate change is logged with who made it, when, what changed, which channels were updated, and whether the push succeeded. Accessible from the ARI activity log.
A calendar-style view where you see and edit rates, availability, and restrictions across a date range for all room types. Click any cell to edit directly, or select a range for bulk updates. Restrictions are color-coded.
When you add a new room type or set up a property, the system generates inventory records for all future dates based on your physical room count. This ensures availability is correct from day one.
